What is elastomeric roof coating?

Elastomeric coatings are an application we put over the top of a steel roof. We get up there, pressure wash the entire roof, get down there, get it really clean, then let it dry out naturally.

Then we go over the top of that with a unit seal by JF. After the seal, we use that elastomeric coating and brush it on, roll it out like a painter. We go over every single screw head and all around all the flashings on the roof. And we basically turn that roof from a steel roof to an elastomeric white rubber membrane.

Better temperature control for commercial buildings

Elastomeric will get the r value—the reflective value—that people are interested in. It’ll keep the ambient temperature within the warehouse or shop down to a controlled temperature. It also adds a shelf life of another 20 to 30 years to the life of the roof.

What makes elastomeric coatings such a good option for metal roof repair?

Elastomeric coatings are great for a metal roof repair because we don’t have to replace the metal panels. We can just go over the top of the existing panels. A lot of our clients are under the impression that, “Oh, no, I need to have somebody come out and remove my existing metal roof and then go back up with a new one.” And that’s definitely a possibility. But this is a great value and reduces that cost of the roof repair by maybe up to 50%.

We can roll this application right over the top of that existing metal roof. This prevents our clients from having to double their investment in that roof. We can give them a new roofing system that’s more durable and elastic, and it will have the r value that we’re looking for and it’s cost effective.

What’s the reflective value, and why is that important? 

R value is the reflective value of the sun. So it’s going to be a white surface on the roof that reflects the sun right back up. It’ll keep that ambient temperature under control within that building or warehouse. It can also help with electricity costs.

We’ve done restaurants before where we use a product PVC that’s more durable to grease traps and things like that, that might be on a roof at a restaurant. So that would be more like a black roof. We can do that. But whenever we go back up with the black membrane, we might have double the insulation than we would for a white membrane. So that’s the value in that.
